The Net Developable Area of the development totals 1.06 Ha (2.61 acres) with a total site area of 3.55 Ha (8.77 acres). There is also a long 'tail' to the site arcing away to the south-west, that crosses bridleway GC08 and footpath GC09 heading towards the Glynch Brook.
